REALTOR® · Coldwell Banker Select · Incline Village, Nevada 3rd-generation Lake Tahoe local. 26+ years in Incline Village. $50M+ in luxury home sales. NV License S.170877
“For three generations, my family has called this lake home, and I’ve built my life and career here. That deep local knowledge offers my clients an advantage that goes far beyond market statistics. When you hire me, you’re choosing a trusted local expert whose insight is shaped by decades of firsthand experience. My connection to this community isn’t something I advertise—it’s who I am. ” – Richard Mehl
Richard’s grandparents arrived from Italy in the early twentieth century and built one of the first lakefront hotels on Lake Tahoe -beginning a family relationship with this lake that now spans more than a century. His uncle was a contractor; the family helped build, sell, and serve Tahoe through some of its most formative decades.
Richard grew up moving between South Lake Tahoe’s lakefront shores and the lakeview mountains of Incline Village. He has lived along virtually every stretch of this lake. The neighborhoods, the streets, the builders, the longtime owners, the unwritten rules of how transactions actually happen here – these are not material he learned from a brokerage manual. They are inherited knowledge, refined through three generations of family practice.
This depth is structurally impossible to replicate. It is what makes Richard’s representation different from agents who relocated to Tahoe to sell real estate.

Richard’s selling strategy is built specifically for this market: cinematic professional photography and aerial drone work, custom property websites, Luxury Home Magazine placements, Coldwell Banker Global Luxury syndication, and a private network of high-net-worth contacts cultivated over two-plus decades.
Most luxury real estate is transactional. Richard treats it as a long-term relationship.
You hire Richard. You work with Richard. From the first call through the closing wire, the same name on the sign answers your phone. There is no team handoff to a junior agent for showings. There is no call center routing your inquiry. There is no transactional pressure to close in a particular quarter.
For sellers, that means honest pricing conversations, marketing built around your property’s specific story, and a network of high-net-worth contacts cultivated over decades.
For buyers, that means the same agent walking you through every showing, structuring every offer, negotiating every counter, and supporting you through closing, move-in, and beyond.

Richard’s commitment to Lake Tahoe extends beyond real estate. He is an active community leader in Incline Village and the broader Tahoe basin, a longtime supporter of local nonprofits and youth programs, and one of the people who shows up year after year for the events, the cleanups, and the small efforts that keep a community of 8,500 people the kind of place high-net-worth families want to live.
This matters in a real estate context because community participation is how off-market relationships actually form. The conversation at the Hyatt Regency Lake Tahoe. The chair lift ride at Diamond Peak. The locker room at the Recreation Center. The clubhouse patio at The Chateau. These are not marketing channels. They are the actual fabric of how Incline Village transacts its most discreet business – and Richard has been part of that fabric for a quarter century. More Accolades: Board member of the Glenrock HOA. Board Member of the International Wine and Food Society. Member of the Incline Village Veterans Club, Honorary member of MOAA (MIlitary Officers Association of America. Volunteer Village Pet Foundation.
Whether you’re buying your first Tahoe second home, selling a generational lake home estate, or quietly evaluating a California-to-Nevada relocation, the right first step is a private conversation. No pressure. No commitment. Just an honest read on your situation from someone who has done this here for a quarter century.
