And unlike Vail, Aspen, or Park City — where slope-side housing has been priced into the stratosphere — Incline Village still delivers genuine ski-in ski-out and walk-to-lift inventory at a meaningful discount, while layering in two structural advantages no Colorado or Utah resort can match: a 22-mile alpine lake at the bottom of the mountain, and zero Nevada state income tax.

Tyrolian Village is the iconic ski-village neighborhood of Incline — a tightly woven enclave of stand-alone Swiss-chalet-style townhomes and single-family homes climbing the slopes directly adjacent to Diamond Peak’s base. The architectural language is unmistakable: heavy timber, exposed beams, steep gabled roofs, deep eaves built for snow load, and gables that look more like St. Anton than Sierra Nevada. Many homes back to U.S. Forest Service land. From upper-level decks, owners look across the Diamond Peak base area to a full panorama of Lake Tahoe.

Ski Way is exactly what its name promises — the road that leads up to Diamond Peak Ski Resort, lined with ski-oriented housing on both sides. Above Mill Creek and below the resort base, Ski Way gains elevation quickly, which means better lake and mountain views than lower-elevation Incline neighborhoods, and direct ski-shuttle pickup or short-walk lift access depending on exactly where on the road a property sits. Inventory here ranges from classic Tahoe ski condos (Bitterbrush, Mountain Shadows, and other smaller HOA developments) priced from the $600s, through townhomes in the $1M–$2M tier, up to detached single-family homes on quarter-acre lots with full lake views in the $2M–$4M range.
Why Ski Way matters strategically: It is the most affordable entry point into the Diamond Peak corridor. Buyers who want true skier proximity but aren’t ready for Tyrolian Village pricing — or who want to add a unit specifically for short-term rental income — start here.
Above Tyrolian and east of the Diamond Peak base, Tyner Way and the surrounding Eastern Slope form Incline’s premier custom-mountain-estate corridor. Lots are larger (often half-acre to one-acre+), homes are predominantly custom-built rather than tract or HOA-developed, and the elevation delivers panoramic full-lake views from main-level living spaces. Architectural style trends contemporary mountain modern — wall-to-wall glass, oversized south-facing decks, in-floor radiant heat, gated entries, and engineered snow management. Many of these homes are five- to ten-minute drives from Diamond Peak parking — a tradeoff Eastern Slope buyers happily make for the additional privacy, lot size, and view exposure.
Adjacent enclaves: Incline Creek Estates and Lake Country Estates (along Golfers Pass Road, near the Mountain Course), and the upper reaches of the Lakeview neighborhood — all overlap with what buyers research as “ski-area mountain homes” in Incline.
The Mt. Rose Highway corridor — properties along NV-431 between Incline Village and the Mt. Rose summit — appeals to a specific buyer: the serious skier or splitboarder who wants direct access to Mt. Rose Ski Tahoe’s 8,260-foot base, deeper natural snowfall, and big-mountain terrain like The Chutes. These are quieter, more secluded properties than Tyrolian or Ski Way; many border Forest Service land, with Mt. Rose Wilderness trailheads at the doorstep. In summer, this corridor delivers some of the best alpine hiking and mountain biking in the basin, including the Tahoe Meadows Interpretive Loop, the Mt. Rose Summit Trail, and the popular Galena Creek trail network.
Ski-area properties in Incline Village — particularly those in Tyrolian Village, along Ski Way, and in the surrounding HOA condo developments — represent some of the most consistently rentable inventory in the Tahoe basin. Three reasons:
Concentrated season demand. Diamond Peak’s December–April ski window plus Lake Tahoe’s June–September summer season give Incline Village a true two-season rental calendar — unlike pure-winter or pure-summer mountain markets.
Walking-distance amenity stack. Renters can walk to lifts, beaches (when permitted), the Recreation Center, restaurants, and the Hyatt — reducing rental-car dependence and improving guest reviews.
Washoe County STR permitting. Unlike Placer County (California-side Tahoe), Washoe County permits short-term rentals in many Incline Village zones with a properly issued WSTR permit. Permits are property-specific and transfer with sale only when handled correctly — another area where Richard’s local experience matters.
Important note: STR guests are not entitled to IVGID beach access, even when the host owner is. Setting accurate guest expectations protects reviews and avoids regulatory issues. Richard helps owners — and prospective owner-investors — model realistic rental returns.
Zero state income tax. Establishing Nevada residency through an Incline home eliminates state income tax — California’s 13.3% top rate, or any other state’s. For a high-earning relocator, the after-tax math frequently makes $3M Incline ownership cheaper than $2.5M Park City ownership.
Genuine local character. Diamond Peak is community-owned, not Vail-owned or Alterra-owned. The locals-first culture is real and protected — the resort isn’t being optimized for shareholders three states away.
Lake Tahoe as a second amenity. No Colorado resort offers a 22-mile-long alpine lake five minutes from the base. Summer property utilization in Incline rivals winter — paddleboarding, sailing, beach days at Sand Harbor — which is why STR returns and personal-use enjoyment both run higher.
Reno-Tahoe Airport at 33 miles. Direct flights from most major Western cities, private jet access via Atlantic Aviation, and no I-70 mountain-pass risk between you and the door.
